yes  quite common.... clients tenants walk out a door and don't lock it.what i would do is make a little sign you put on the kitchen counter AGENTS make sure you check all doors etc and lock them all prior to leavingthat will gently remind them  and put please in front of it and thank you behind it be nice

But I have found that if you make a gentle transition of ownership and clean up the building a little tenants do not mind signing a new lease with a little higher rent.

Retrofitting an existing basement like that on a flipped house with a minor problem...come on.Make sure that the ground outside is sloping gently away from the house for 12 inches out on all sides.

Another thought was to keep one of the units with the walls and just upfit it for a Salon and then rent out each room separately to hair dressers, nail business, massage business, tanning business, etc.

What I found was that people expected the process to be similar to traditional financing - someone processes your paperwork, emails you gentle reminders that you need to turn in that last paystub, and generally keeps everything organized and moving for your file.
