The property is rented by DCFS ( department of child and family services) a government tenant and are occupying the building for last 30 years and have no plans of relocating.

However right now I think in Dallas county if you have any type of government loan you need to give 30 day notice if I remember correctly.

I was part-time for 6 months while working a government job (no cell phones allowed in the building). 2 rentals closed in 6 months, no sales.

In this episode it talks about rental arbitraging many units in apartments and then being awarded government contracts where you house a large amount of government employees  and the government pays you well over market rent.

I own no real estate and my credit is above 700. i have around 30k to use for a down payment. but maybe there is a first time home owner down payment assistant backed by rthe US government.

The AC installer company said the reason is the Inverter motor which government asked to change all AC to have this motor to save energy.

Maybe you could apply for government funding and turn it into a homeless shelter... sounds like that's what's happening now!
