Another reason to never, never buy a rental in a state that is tenant friendly.I imagine that the Govt will provide housing vouchers for these illegals (similar to Section 8) But if/when they do not pay their portion of the rent, or more likely act up and violate the lease (having zero concept of US code and law, they will be near impossible to remove from your units.....

You'll get a lot of opinions on here, going both directions..Personally, I am ok with zero or little cash flow (but not negative) ONLY IF the asset will certainly appreciate nicely, and within a  period of 2-5 years (just my own rule)But I don't like the concept of having your other assets cover this one, each asset should stand on it's own.Just my $0.02....

Finding the highest and best use for the land is exactly what developers do and if you can get creative in your concepts that's where you'll find ways to maximize returns that others might not see and could allow you to move forward even in today's market and hurdles like interest rates.
