The City of Independence stated that they have been trying to get USREEB to fix the issue for almost 2 years & I was never even notified of such issue.The tenant moved out Aug 2017 & the property management company kept charging me utilities upwards of $400 when the property was vacant & did not/could not provide me proof or answer why.The bottom of the kitchen sink cabinet was missing & had fungi growth that was never cleaned and replaced.

There aren't many 2 car garages in the area that are this usable (some are mostly unusable).Initial Repairs: $7-10k (mainly new paint, carpet, lower cabinets in the kitchen, glass block in basement and upstairs bathroom, updating bathroom)Expected Rent: $700/mo (probably doing Section 8)Expenses = $310/mo (based on items below).10% Property Management: $70/mo10% repairs/maintenance: $70/moRE Taxes: $35/moInsurance: $57/mo10% Cap X: $70/moI've used different real estate calculators but since they ask for the information differently I seem to be getting different numbers for my cash on cash returns and cash flow.

But our partner wives for our flip (& for one of my apt upgrades) went to finalize the design & buy all the kitchen cabinets, island & granite.However, someone was having a bad day.....our wives did go elsewhere but then a few weeks later we got this email...Marianne,I’m so sorry I was so abrupt and such a bi$%#h last time you and Kathy were here.

Common cabinet options and vendors based on current styles and ROI figures(data collected from Realtor's across the country to back up designer's choices) Same would go for Bathroom fixtures, counter tops, hardware and appliances.

Expect broken cabinet doors/hinges, holes in walls, broken window treatments, stained carpets, and walls that need complete repaint.

Would you expect things like kitchen cabinets to need to be replaced again?

Or if it's vacant I've seen them where the copper water lines are missing, cabinets missing, AC and/or furnace missing, water heater missing.   

The bathroom must have a 5' turning radius, the sink must be wall hung or open cabinet( 34" to top rim), the toilet must have the proper grab bars installed and at certain heights, the flush handle on the toilet must face the side that has the 5' turning radius not the opposite side.

Nobody wants their house sitting 98% done for 2-3 weeks because you didn’t order your cabinets in time and they couldn’t measure your counter tops until they were in.Now I take all this information and put it in reverse order on a calendar working back from the finish date.
