If there's neither safety device is in place I'd say absolutely one needs to be installed.I have an engineering degree and I'm in and out of automotive plants a lot and I could also do all these things.

Account Closed Good point, but you can get around that restriction by simply buying the properties in your own name then putting them into land trust(which avoids due on sale issues) and then assigning those trusts to the individual cells of the Series.

The reason was that if it ever leaks or there is an issue the tenant will tell me right away it is in everyday view so an issue will be notices imidietly (no celling to repair or paint).3.

The dryers had a coin slot, but the washers took more money and had a coin slide device.Someone figured out early that year that if you put quarters in every slot of the coin slide and pushed the coins halfway in, just short of the point when the coins fell through the slots in the device, and then put all your weight on the slide and physically yanked the slide out again, the washer would turn on and you would get a free cycle without paying.

I have an idea...and maybe a CPA or some other knowledgeable tax expert can help on this......so here's my idea:I want to start paying all our regular ongoing bills and utilities with money straight from the LLC rental income....cell phones (we use our phones for mostly work anyway), electric bill, internet, water, etc etc....I'm thinking of making a lease where my business rents the home office space from me and my wife, and the rent is roughly equal to the utility payments, or just have that on the lease..."
