If notionally saving $5k in tax in what should be a "big game" is a big deal to you, okay, but for most its not worth the headache..

This notion that prices can somehow consistently outstrip wages is of course bunk over the long term.

The notion that builders can or will slash new unit pricing 20% is just infantile thinking, it is a very ignorant statement that is far from true.

I like the notion of having cash from a REFI in the bank and although we would get a higher rate, if we stick to a new MTG amount we can pay, I'm good with it.

Thanks for your response @Austin Youmans I have confidence that there are no safety or health issues (lol one of our first tasks was bagging the leaves and even some dirt between our house and the little old lady next door due to MOTHBALLS and the awful eye burning smell they put off...it seems she had the notion that mothballs scared off snakes - and since  the property had sat empty for several years there were LOTS of mothballs (both whole and partially deteriorated) - but thankfully they are gone and I would know  - turns out I'm very sensitive  to them.  

The notion of having enough to pay the bills from real estate investing within a 30-90 day timeline as a salary to pay bills for a family is from a snake oil sale's message. 

There is this notion by folks new to mortgages who are buying junior liens that they can simply advance, any money forwarded by the Mortgagee which is obligated to be paid back as those funds are "solely" deployed to protect the interests of the Mortgagee, to the Senior holder.  

If you want to invest in these areas you have to see past your personal life, preferences and preconceived notions of what makes a neighborhood "rough". 

Prominent says, we can't possibly identify or quantify the risk here, then how could we come to benefit from his magically implied notion of accidentally including loans which are not losers?
