Terry,Success in the rental business involves exactly the same elements as success in any other business; including wholesaling, rehabbing, farming, running an auto company, running a fortune 500 business, etc, etc, etc.

But for an LLC that is lending or investing in deeds, is this appropriate as a general LLC policy might protect against injury or property damage, company autos, etc. – none of which is applicable when the LLC strictly engages in paper transactions without employees and a physical office. 

My locks can also auto-lock after 30 seconds which tenants like so they dont have to worry about if they (or a visiting friend) forget to lock the house when leaving. 

Go on the bcbs or human website and get a quote like auto insurance and anticipate a 2 to 5% increase every year.

Since it's metal, I'm thinking I could treat this like auto body work.. patch the metal with welding, then body filler and smooth out, prime/paint, etc. 

Consider an incentive (trade) rather than a straight up discount (giveaway), either offer a lower rent amount if they set up their rent payment on "auto pay", or offer a rebate if rent is paid on time for 12 months straight, month 13 rebate they earn can be a $600 BestBuy card for instance. 

I also like to say what would happen to the auto industry if there was no credit.

For mortgages or auto loans, you have 2-4 weeks of getting your score pulled as much as you want and it will only count as one.  

so in essence a flooring line then when they are sold he signs them over in exchange for his principal and his return.. usually 15 to 18% interest on those.. got to choose the used car dealer wisely of course.. they have been known to fudge titles and your collateral has driven off without you getting paid.I also have a client.. they happen to own a few Toyota stores in Oregon but one of their business and I think it could be one of the largest on the west coast is they buy sub prime auto debt... you know the kind were they put the chip in the car and also a little do hicky that flash's when the payment is due  and then when they are 15 days late or some amount of time the car is disabled.. so they can use the chip to find it and its disabled and they can just go and repo it.when I was in Jackson MS I asked a used car dealer there that I met at my watering hole.. how the heck do you sell cars for a 100 down 100 a month .. he said  SON  my clients are born live and die all within in about a 10 mile square area here and the key is getting their mom's name and number.. we just drive around till we find it or call mom and get the whereabouts..
