We’ve found a great option for us in Tennessee with a cabin (currently used as a str) and a mobile home.

The investors with the most units and most experience could just as likely be in flip flops and a Jimmy Buffett shirt as jeans and a polo.

We would all love to have that note that has 5 years of perfect payments, 800+ credit score and a 20-25% down payment. 

Having some prior experience with a flip and a BRRRR locally will definitely come in handy.As someone who’s also from the Bay Area and has done rehabs on my long-term rentals, I wanted to share a bit from my own experience.

On a more enterprise scale, I employ RevMax software as well as a fractional revenue manager who looks at the prices daily on a market level and a comp set level. 

Supposedly, the CS program has you find folks looking to get their deals funded and as the CS "broker" you get to charge the buyer a % which gets paid at closing.
