We will begin construction on the full garage conversion to a studio apt which we plan to rent out as another STR or MTR.

I initially bought it in 2016 and converted the carport into a one bedroom studio where I lived for a couple years Airbnbing the main house.

2 x Studios?

That includes studio apartments and 5bed/3bath homes. 

I usually store most of those large files over at Amazon.

Then I own in a semi-franchise model,  basically own the trucks and buy routes and employ drivers to fulfill the logistics; you can contract with fedex, amazon, any shipping carrier, and get a ton of business quick.

We moved into our studio ADU and rented out the main house, worked our tails off to pay off credit card debt, refinanced and now live in the main house and rent out the ADU where the tenant is paying more than the interest on our loan.

It has 2 studios and 5 one bed rented for 500 and 550 perspectively per month.

This property came with a detached garage which I plan to convert to a studio home I can also rent.
