This deal CAN still be done, but the owner in FL has to step forward and work out a resolution with the IRS, which can certainly be done, and, depending on the owner's other circumstances, the resolution may be quite favorable to the owner.  

Surprisingly enough because of low taxes and interest rates the numbers in certain ways seem to work out. 

I have only come across 15% DSCR loans, but with the higher interest rates, those don't really work out for us.Lastly, when are your monthly meetups? 

If you have rental upside, it could work out.

@Dave Foster awesome, I was actually unaware of the primary residence exemption so that could work out even better than 1031 I think.
