Starting out, I would try to take equity from your primary/another property using a HELOC, borrower against a 401k/retirement account, or partner with someone that has cash. 

In the long run, Roth-style retirement accounts beat the Traditional retirement accounts.

I believe there can be great value in paid accountability as it really puts on pressure to perform and can provide you with someone to smack you out of paralysis.
