In 45 years in the real estate investment business, I NEVER saw anyone long term successful in the business who wasn’t PASSIONATE about real estate.  

East Tennessee home sales increased 8.9% from the previous month, but were down 1.4% from a year ago.The median sale price was $354,000 — up 10.3% from the previous year.Total housing inventory increased from the previous year – up 24.0% from a year ago.Half of the homes sold were under contract in 28 days or less, up from 25 days a year ago.45% of homes sold for the asking price or above, with 21% selling for more than the asking price. 8% sold for at least $10,000 over asking and 2.6% sold for at least $25,000 over asking.The sale-to-list price ratio increased to 97.8% – up from 97.6% last month.New construction represented 16.5% of total home sales.If you want to dive deeper into some numbers in the Knoxville and surrounding area I'm always happy to nerd out. 

But it was near a neighboring city (30-45 minute commute) with a lot of potential value. 

I wish that I was in a position 4-5 years ago to load up.

The 4-5 Bed / 4+ bath's underwrite well in my area of the Southeast. 

I’ve been investing in rental real estate for a few years now and house hacking my primary residence (turned my basement into a 2/1 apartment) One thing I’ve been considering doing is scale as fast as I can and in 5-6 years say I’ve acquired 20 SFR’s take the 10 worst performers and sell them and put the funds towards paying off 4-5 of the remaining 10.

I do terms sales literally EVERY month, I'd have to dig to find how many months in last 4/5 years I didn't have/do a terms sale.

THE MOST IMPORTANT THING I LEARNED ABOUT SALES IN 45 YEARS IN REAL ESTATEI, like most people, thought exceptional success in a sales field was due to a unique ability of an individual to somehow “connect”, “convince”, or “persuade” people to purchase the product or service the salesperson was selling.
