IF I AM WRONG, can someone please point to me where EXACTLY in the CRS that it states anything about a specific number of nights per year booked and where that does not conflict with this home being your primary place of return i.e., guys lives in his car in the back alley so he can rent out his house as an alternative to losing it because (reasons), is this not his primary residence?

As long as you treat tenants with respect and own in at least a B- location, you should avoid much of the headaches you see in the headlines. i would suggest getting connected with the Salem REIA and start networking with folks there to learn more about how to be successful in your area.

In theory, there is no reason this settlement would have an effect on sellers, in fact if anything it should make it cheaper, I say in theory because the biggest outcome of this case is going to be the media coverage of the settlement, the truth is and this doesn’t make for a dramatic headline, there are 4-5 million home transactions a year, the vast vast majority were done on the mls with the agent’s splliting 5-6%.
