Thanks everybody for the responses.I wound up listing the townhouse myself on Avail.co and Zillow. 

One of the hardest lessons for me to learn was to avoid putting bandaids on open wounds, but when I did...I needed to rip the bandaid off instead of thinking it was going to heal without stopping the bleeding first!

We had to refi one of the properties that the owner was carrying for a short time and wound up using an investment lender at a crazy rate that would do it.

Looks like Englewood only had 55 murders and 179 wounded last year .....

One property they asked for a non refundable 10k deposit and the house wound up having major structural issues that inflated the budget so much the property didn't work. 

To add salt to the wound I tried contacting the previous owner who made the addition with no luck.

I wound up selling it because of the high HOA fees with a badly financially managed HOA and the increasing crime in the area (building broken into 3 times).I invest in S.F. and Indianapolis metro area.

I've made plenty of very bad personal life decisions and still wound up successful.

Millions upon millions of jobs lost "forever" ("exported" to the "third world"), more millions lost half or more of their retirement accounts, creditors slashed and burned consumer credit to the point where, by the banksters' own numbers, some 74% of Americans wound up with "bad" credit (it was only 47% before they did that), ...Now, add in the knee-jerk responses in the lending industry and you've got a situation where only the elite of formerly middle-class wage earners can even hope to qualify for new home loans.In fact, the given the current housing shortage (yet more fallout from the crash), it is ONLY the dearth of lending which is keeping home prices from launching into interstellar space by suppressing demand.

Because we did the majority of the work ourselves, the total rehab budget wound up being around $30,000 (which includes adding a deck, fencing in the huge back yard, fixing the driveway and adding a paver front walkway.)
