Look at buying my first investment property (probably a house in the 100-150k range) and begin looking for a tennant.I can imagine there a lot of different theories/ideas with what one could do here--I am just curious to see what other people think.

Both Ecobee and Honeywell are great options for smart thermostats so you can remotely control the temperature settings and set temperature ranges. 

Other properties in that area of similar size and vintage in good condition have sold in the low $200s and rent in the $1600-$1800 range.  

In Ohio you can find a lot of single family in the $100-200k range or 2-4 units in the $150-400k range that do pretty well cash flow.

My original goal was to buy a rent-ready duplex and house hack, but based on my pre-approval and what I’ve seen, most multi-family properties in my range need renovations. 

The properties range in price from $160,000 to $250,000. 

I'm looking into SFHs in the 250-320k range.
