Yes you partner with them on the individual deal but you get the reps in to become better at watching a deal from start to finish. 

I've been watching this for a bit and it's at 10 DOM, so may be some room on the price since it's sitting.

if they are pressuring you like this.PLEASE watch the American Greed Episode on Remmington Financial  .not saying these guys wont or don't fund of course.. but when I do my deals with my banks its common that I pay for the phase one and the appraiser directly..  

I'd sit on my couch and watch the Elk coming down to the river, geese, deer.

.- multiple indoor common areas (think 2 separate tv setups). - exterior "usable square footage" (think covered patio, pergolas).- extra storage space so tenants don't feel the need to squeeze their entire lives into one room (extra garage space, attic, detached shed)- room for 2 full refrigerators!

I watched a Brigg’s YouTube video on best places to retire and Carson City was #2.I was thinking more of drive up occasionally during the summer place unless Vegas gets much worse. 

Also Chip and Joann Gaines and put this town on the map with their show on TV.
