I am considering having a real estate agent video tape/vid chat house showing, have an inspector inspect the house (without me), I would go there for the closing of course, but maybe deal with minor upgrades like flooring or cabinet upgrades as remotely as possible and finding a property manager to take care of it. 

@Nicole Clemens You could ask for ID, videotape the signing of the document, bring a witness, ect.I would also meet in person at the property and verify nobody else is there.  

It would have been nice to have a document detailing the premove-in condition signed by both you and the tenant (or better yet a video tape or pictures).

I would video tape and record audio of every friggin word said of any NOD case and never ever do a sale lease back

I recommend taking someone with you as a witness - and videotaping the walk-through. 

If it's a tenant I go through a check list and even video tape the inside and outside of my house before they move in.

If I did audio or video tape I would inform the other party, but I would not provide them with a copy.

tell her sorry, but if she gets all upset give it to her but video tape her removing it , and make her sign a waver.

I spoke to the police today and they recommended that the tenants video tape and take pictures as much as possible, harassment charges may be filed.  

If not, and again, I mean here in CO and after consultation with my attorney on this exact topic, I know that if it appears the tenant has abandoned the property and left nothing of value behind that I should walk the unit and video tape what I see.
