This model is insanely risky for everyone involved for a multitude of reasons.

Does this really work and how do you make the strategy viable?

It's not a viable path through acquisition but through development..... possible. 

@Brenden Stadelman I found that agencies work well short term, but they are not a viable long-term solution.

Hi JoseOverall, your plan is viable, especially with significant equity and an unconventional financing option (WLI cash value).

At some point, rent control and high operating costs make real estate investing no longer viable.

My model is NOT good for LTR as it's not cost effective. 

I always thought the "worst" part of it were the relatively low returns, and I see why that is not very appealing to newer investors, but I definitely see it as a viable option for investors who already have exposure and are looking for something that is less hands-on.

If you meant co-living, look up @Grant Shipman, that is what he does.Can you please explain or point me to a post that tells us what your model is?
