We NEED these to offset the extra legal fees, unaccounted for damage, and unrealistic high appraisals of some of the other deals we invest in!  

Margins are tight and screwing up the math or having unrealistic expectations will end you up in trouble pretty quick!

They will either tell you that your $2,100 was unrealistic, or do a better job of advertising and screening and get it filled for more than $1,700.

And, while the broker's work for the seller, most don't want to waste their time either, so if the seller does have unrealistic expectations, having a listing broker (and other offers) can help bring the seller's expectations back to reality.

It seems to me sites like AirDNA and other revenue estimators for STR's seem to be giving me what I feel is an unrealistic number, my question is how accurate are these estimators?

This takes away the unrealistic expectation to meet some made up metric.Flipping presents the perfect analogy: in any market either the front end or the back end is hard.

Asking for a mentor can put unrealistic expectations on folks. 

Michael's book seems to be a bit unrealistic with the deals he uses as examples.I have $200k of capital now, $1M of capital in June '25 and another $1M available when I get some units under my belt. 

I keep them on my list especially if I think their price is unrealistic.
