Looking for strategies to handle that appraisal while also knowing it might happen in the winter so my landscaping might go unnoticed.

That being said, I appreciate your desire to "do things the right way" and actually make it a legal, habitable space.There are many illegal/nonconforming units throughout the city, so many, in fact, that a majority of the time these units go unnoticed, and continue to be used and even rented out for years at a time without ever having any issues; however, the concern and risk is always there.

It seems like we have a slab leak to address every year and some years multiple slab leaks (our last one (just prior to Covid) destroyed the kitchen cabinets because it went unnoticed because the cabinets were absorbing much of the water).PEX in my view still has the verdict out at expected lifespan.PEX is much easier installation than copper.

If you're facing a property with erratic utility pricing, typically that's a prior management lapse or deferred maintenance item that's gone unnoticed (or is trying to be slipped past the potential buyer); you can always save that for your negotiation.

I think that happens regularly and if the tenant isn't savvy to the laws or has their own attorney it probably goes unnoticed but if it doesn't the clock will reset on you.
