For as long as I can remember, there have been issues with shifty tenants failing to pay rent, random components of the homes breaking on a regular basis, which is accompanied by a sense of unease.There is also the undeniable truth that mobile homes quickly depreciate, offsetting any positive cashflow over the course of the home's lifespan, when in another 15 years I have to purchase another mobile home to replace the decrepit replacement.

Only problem I could really see is that you cant just put the property price to whatever you want, however you can put it to whatever amount people are willing to pay, and people are willing to pay for 6-7 caps all the time and the math is basic undeniable math, so I really cant see what i'm missing.

To answer your question, as others pointed out, cash flow is considered safer because even though you might not be able to keep up with repairs etc, at the minimum you'll be able to pay the mortgage and benefit from that long term loan paydown.HOWEVER, it's undeniable that people who caught the wave after the previous recession, in strong appreciation markets, did way better than people focusing solely on cash flow.

My takeaway: money is undeniably an instrumental good, we really only desire money for x or y, to do this or that, and it is what you might call a necessary evil (although Socrates obviously didn't think it was at all necessary).
