I think it's unanimous you can't get solid deals regularly from the auction itself, but it is quite feasible if you catch it before the sale ;D

So today I texted everyone back with a unanimous rejection about either how “small the place was” or “this isn’t what they were looking for” in the listing it does say a 600 square foot studio apartment.

I think the consensus is unanimous that it's better and safer to just return the deposit minus reasonable costs, even when the renter breaks the lease.

@Wesley Branaman Well, Wesley it seems we are unanimous in the "I dunno" ;-)However, when I was originating loans, all liens had to be satisfied or subordinated or otherwise removed before we could close.

Remember in civil court the bar is pretty low, so most of a jury (not unanimous) would need to find that you were likely trying defraud (as opposed to beyond a reasonable doubt).
