I currently live in Southern California but am looking to dip my toes into real estate investing via purchasing a rental investment property in Kansas City (I have roots there, visit fairly often, have real estate connections there, etc.).

However, their 38 page Prop Mgmt Agreement for OneRate is daunting--it lists many exclusions to their obligations such as any damage caused by force to a surface (whether from tenants, animals, roots, wind or other force of nature, etc).

Need recommendations for a driveway repair - there is a big tree in my front yard whose roots have aggressively lifted the concrete slabs of my driveway.

My Arborist approval took about 2-3 weeks for approval because I did not show the (CRZ) critical root zone on my survey plans.

This is a fairly common issue with older properties  where root structures create a dislocation in the line causing constant backups and the only remedy is replacement.

A professional foundation inspection to determine root cause and verify the neighbor is at fault.

Now, there may be baseball and basketball (rooting for the Maloof family).

That will solve the root cause.

If it is a more recent situation look for the root cause and try to figure it out before you let them go. 

Most use what's called a Veeder-Root system for that.There are/were quite a few single-wall stainless tanks in use.
