Hi all,I have a 2 bed/1bath, 900 sq ft home that needs a kitchen renovation.

Would a property with 4 bed or 5 bedroom would have a better cash flow ? 

The breakdown is as follows:2 bed / 1 bath1 bed / 1 bath1 bed (studio) / 1 bathThe property was previously rented out for a combined total of $3,400 per month.

The house was a 3 bed one bath.

Both units are spacious 2 bed - 1 bath units.

If it is then it is a valid comparison.If it is a 2 bed 2 bath condo, then make sure you look at those comps and not the hotel.

They also, last minute, changed an 8 bed Fourplex to a 6 bed.

3 bed 1 bath house for 80k.

Builders do this a lot to add extra potential sleeping area without having more bedrooms than septic is rated for.I have seen people put beds in the loft after closing or even close in this area to make an unofficial bedroom.Just be clear in your pictures and description and you should be fine either way.
