Larger company -- tried to escalate to the owner. 

Which would allow you to escalate that snowball payoff without having to use part of it to pay the tax.

prices are high, interest rates are high, there is tremendous demand for inventory, and - one thing that doesn't get mentioned enough - a record number of properties are debt free. 

The potential is tremendous and the risk is relatively low, but few seem to latch on the work to get them setup.Cheers!
