Although the study may increase the gain, the gain may be taxed at a much lower rate making it a beneficial investment.If a property is purchased with the intention to flip or own for a short period of time (less than 3 years), a cost segregation study may not be significant.Overall, as long as you intend to hold the investment property for greater than a year, the benefits of a cost segregation study should be considered.

In the time since I started full time (less than a year), we completed three more flips which were all unbelievably successful, and today we have five future flip houses, three of which we own, one of which we're closing on, and one that is vacant and we're waiting for the redemption period to expire in a month or so.

This guy Jim practically invented NLP and will get your fire lit each morning if your willing to listen to him. it can completely change your outlook on life .you must stay motivated because if your not you will quit .you must run the day or the day will run you  LOVE  JIM ROHN  my dad gave me all his tapes of the day and they are timeless.. there are many of the oldies but goodies .. !!!!
