Note if I had purchased in 2022 in my market, I would have done alright due to the appreciation but in my 2022 underwriting I was depicting 0% near term appreciation (I strive for conservative underwriting).You have a choice to either pursue RE or not.

We use a YTDpaystub and last year’s W-2(s) to calculate income several different ways:Hourly or salary income calculated to a monthly amountYTD income divided by number of YTD monthsYTD + W-2(s) income divided by the corresponding number of monthsIf these numbers vary too much, then we investigate and require an acceptable Letter of Explanation.Employment StabilityUnless an applicant has exceptional credit, we strive to determine their stability of employment to make surethey’ll always be able to pay the rent on time.

If you have a reliable, thorough cleaner and you are striving for 5 star ratings, I would pay the cleaner whatever they request.When I finally found such a cleaner, I asked her how much she wanted to make it worth her while to guarantee my unit would be cleaned perfectly and on time.

If you have liquid reserves - say $10k +, and IF the property is in good, not average, not fair, but GOOD condition, and the property is not in a “war zone” and not in a declining area, and the property is not in a city where it is or can be subject to rent control, then you might have negotiated the deal most investors strive for but seldom achieve.
