Yup for most of the Usonians the loads of wood used is cost prohibitive now and hard to source.However, I thought about this one as an example of a build with simple materials (steel and concrete block) that are not in themselves expensive to source that can achieve a beautoful design (with great effort of course by designer and builder) at low cost and scale.

Feels like the most straightforward plan to get from point A to point B and sometimes it pays to KISSAcknowledging that I don't know all the numbers you are working with, but if each deal costs an extra $3k-$5k, but because of the efficiency of DSCR loans and the ability to ignore your DTI, you could maybe squeeze an extra deal or two a year in? 

If that happens, then you will need to set aside certain funds as "band aid" to stop negative cash flow bleeding.

I am putting due diligence and know that we have an outsized impact if we band together in a coordinated efforts. 

There's a lot of people in your boat, and likely will band together to get some type of reform.

Delaware has no sales tax, so has been slow to jump on the band wagon of taxing STRs. 

Jumped firmly onto the @Jay Hinrichs good luck band-wagon with that decision. 

If someone wants to be in that "it depends" grey area and try to introduce Bitcoin into a traditional mortgage application process (but don't bother trying if it's FHA), please have a Plan B and be careful with your contingencies. 

@Zach RumfieldI agree with @Bill B. and @Bruce Woodruff that, financially, this is probably a no brainer and that you should run the numbers to see how it pencils out because, even though your dad already owns the property, there are likely still some upfront costs to consider.1.
