@Sam Hudacek the problem with this method is that the people you want to reach out to down the line won't pick up your calls!

I'm surprised this hasn't been said yet but I just want to set you up to have good expectations going forward for future projects - This is not really a crappy situation, you don't need to go looking for another contractor.

I ask everyone who is a broker for 3 references to who they sold to.

I’ve had people who signed up for 6 months and stayed 5+ years, paying increasing rental rates.

They normally will go up to 70-75% loan to cost but can you the land/other buildings on the land as the collateral as long as the value of those is more than 25% of what you are borrowing.

Is there a way to 'audit' zillow or other sites to get an updated price? 

Contributions to SEP IRAs can be done after you file your taxes.
