I ordered a 3-way topsoil mix (1/3 sand, 1/3 silt, and 1/3 sawdust) and what was delivered was a very poor quality product (I talked to 4 different industry professionals, who all believed he delivered fill dirt with some wood shavings added to it.

craigslist is filled with tons of agent ads, overpriced owner properties and aspiring wholesalers trying to get you on their buyers list .It is also sprinkled with some overseas scams and an occasional deal might be found.

@Bob Hucker, moisture appears to be the big issue... not uncommon on wood door jambs like that one... in my experiences, "sawdust" like that usually meant I would find carpenter ants.

If you get an obese person living in the unit, you will need to be good at repairing floors because the floors in them are pressed  sawdust and a fat person will pretty much fall through wherever they step.
