High Desert Land and subdivision map act in the West

@James Wise Per your request.Coming out of the late 1800s most of the major west coast cities that we know and love like LA SF PDX SEATAC were all subdivided by the same engineering firms at least SF and Portlandia were.. this led to land speculators in the day going out into the Western deserts and other remote areas.. buying what were large land holdings , Spanish land grants and other lands that were not govmit owned.. then in the day you could simply create massive subdivisions buy doing basic surveys off of the base and meridian lines.. which all of the west is surveyed off of... this is called section land.then create these massive tracks of lots.. some were like up in the apple valley, Lancaster, Barstow type areas mainly 5 acre tracts.. and were done on a grid pattern.. streets in ( mapped but not built) and of course spiraled out of a small little town off the railroad track or the few roads that existed in those days.. you took your map and recorded it at the county, county was happy they just got 5 thousand lots they could send out tax bills on..

This gets us back to what is largely interpretation, and the down side of what the second appraiser, who derives his income from the business he gets from the lender (read incentive to keep it low,) will come up with as a value.In a down market when you are using only very recent comps, however inappropriate they may be, the math says that you will send values lower at a much faster pace – thus the downward spiral we are seeing in some areas.

This guy was berated by his supervisors for failing so many students for their poorly written papers.If this is going on in the elite universities, then we've got little hope left of correcting this downward spiral.

My partner and I were looking at a house where the homeowner had gotten really weird with renovations -- walling off rooms to make two small useless rooms, taking down a wall to make one large useless room, and adding a second story addition that could only be accessed by a tiny spiral stair case.When we said this would be tough to rent out, she said: "Oh don't worry, you can always throw in a bunch of college students."

The downward spiral could spread like a tidal wave across the country, especially since our corporate elite, including Barack Obama, seem to have no real intention of bailing out families who can no longer pay their mortgages or credit card debts.

The prices seem to still be adjusting downward but it's not the spiral that is was a year or so ago.
