Much more typical is the guy described above.Investing in cheap properties can be lucrative, but it involves finding viable houses on the fringes of promising areas, getting them cheap, and probably putting a lot of sweat equity into them, maybe self-managing, etc.

There are other neighborhoods that might be meet your criteria... but when I think of areas that are going to be "easy" tenants, I think of the neighborhoods referenced below:Pleasant RidgeNorwood(very street to street)Columbia TusculumWalnut Hills(very street to street)Northside(up and coming, lots of opportunity--flippers making $$ here)OTR... but you'll be buying on the fringes and waiting a few years before gentrification takes hold in the areas of OTR that are affordable and the #'s make sense for rentalsNewport, KY(above 10th street)Covington, KY(above MLK)Bellevue, KY

When you filter the data down like this, it becomes a lot clearer where the no-go areas are vs. fringe/transition areas where you might get some car break-ins overnight, but you're unlikely to get mugged.I live and invest in St.
