IE rent to a tenant for >12 mo,  dating before marriage, no late payments then with a down paymetn (long story here)  I'll sell on either a contract for deed (typically mobile homes on land) or a note and mortgage (regular nicer houses). 

There are many many threads in these forums about it, some of the information may be a bit dated, but the general idea is the same.

Your tenants obligation was to pay you on Jan 1, so it doesn't matter if they paid someone else they still owe you...obviously details re: notice and dates all come into play here and from a practical perspective I'd work with the tenant and not move to evict over this.

- If the 5% do say they'll sell a must in this business they have to also agree to MOVE OUT PRIOR TO YOUR CLOSING DATE. 

My attorney ask if I wanted to go ahead and place the notice in the newspaper and he would file the necessary paperwork as far as getting a court date. 

Hard to say which way this could go, just keep good notes, records and photos, dates, times etc… maybe this could possibly go under their previous policy?

But the decor may already have some wear and tear, the theming may be a bit dated, etc.

The strange this is I happened to follow up on the delivery date that day prior and they responded to expect it still. 

It might be worth a follow-up closer to the move-out date to confirm their plans, but avoid excessive contact to prevent escalation.

My crime prevention class was canceled and I’m looking for an update on the rescheduled date.
