If it's tight or you're uncomfortable with the tenant you have in there from a confidence perspective, especially if this is a first deal, maybe meet in the middle and get a lender at 75% or 77% (doesn't HAVE to be at 5% increments) that wont make you season, and leave a bit more money in the deal, but sleep better.Overall, if I cash flow well, have/keep reserves, and am comfortable I fixed everything in the house, I like to max out the LTV on refi.

They're good to have open access to capital/cash/equity to a property ahead of time so you can execute a deal or purchase when the time comes on a split second decision (versus having to apply to a loan at that time which might take 20-45 days to get approved/closed/etc plus by that time you dont know what your future income/credit/assets will be like in order to qualify anyway). The second use is sleep at night factor and having a reserve of capital in the event an emergency event occurs in life. For these two reasons is why I use lines of credit.

I know when i travel to hotels ( which is almost every month) I check for coffee pods and will choose hotel that has them then i bring my own pods LOL unless its a real high end hotel and they have the ultra coffee makers But if you have a cabin that sleeps 23 people it's much easier to just supply the drip coffee makers.

Bloody oath I do mate. It's never their fault and always yours (Ours). They rarely take any responsibility and cry victim. It's crazy to think but it's like many intentionally look for drama and deep down inside don't want success but rather problems.Someone to dislike and blame and to feel wronged by.All other personal and "at home" issues can now be blamed on this one unfortunate scenario. This "drama" per se is like food for the hungry and they need such drama in life to "survive".My apologies if my above comments sound weird as they are more so from a philosophical standpoint and just some thoughts that I have considered after 5,000+ investor intro calls and as you have mentioned, others feeling wronged by me or my company on many occasions. What a $#@% way to live IMO but I don't judge and sleep in peace.Again, I have been "wronged" by many but consider it my own fault.I also don't call them out publicly or post bad reviews, etc...
