@Michelle McGee  @Christopher Brainard  @Greg Groves  The problem with Las Vegas (for me anyway), is I'd have to add a line to my P&L spreadsheet for Blackjack losses when I am in town visiting my property.

Started a new job last August as a blackjack dealer which is nearly all tips based.

Better odds than blackjack...

I used this to flip my own house and over the years I have worked to refine its implementation at BlackJack Real Estate.

I thought of the first deal like going to the casino and bypassing the $5 blackjack table and taking a seat the $200,000 blackjack table. 

No one knows for sure what will happen, but you have to make calls based on probabilities like in Blackjack.

They are pretty firm, but I put on a 2" memory foam topper then a Serta Black waterproof padded cover.Overall that keeps it firm, but softens the overall.

You can literally put it down on a blackjack table or take a cruiseOnce the tenant moves out of the property, a landlord must return/account for the deposit within 30 days of the tenant surrendering the property AND providing a forwarding address. 

I dealt Poker, Blackjack, Craps and Baccarat.

I also added a 1.5" gel foam topper and a Serta waterproof cover over it all.
