At the very least you'll always know where you stand in any given situation, something few investors are secure about.  

As a professional we have minimums for a standard 1 month security deposit then if someone doesn't meet that standard we allow for a less perfect tenant but they have to put up a greater security deposit and other fees.

I still think they need to upgrade their security for me to trust their system again but at least their customer support was able to sort it out, just took some time.

The major pieces of information you are missing include NOI which includes deducting all of your operating expenses from your gross rents sans debt service, market dynamics (what are vacancy rates and asking rents like in the market the building is located in?)

He is securing expensive debt, not debt through a bank, isn't putting any capital into the deal and structuring the equity investment in a highly risky manner without any upside offered to the investor.

PM's will keep all late fees, they hold the security deposits so they collect all the interest on security deposits.
