You can also just tell it what percentages you want to hit.Fourth, you can adjust the prompt so it will tell you directly that it needs more information about certain things, and can suggest more investigation into areas of your flip to increase the confidency score of different parts in it’s rehab analysis.

I can keep going, but that will all depend on each answer.Let us jump to your comment about your spreadsheet calculator, as I mentioned market could be completely different depending on where you live in, fo this you have to look at what you want to focus on "appreciation" or "cash-flow", there is a balance between them when one increase the other drecrease, and that will always depend on the market, neighborhood and cities where you are planning to invest.Finishing with your comment about wholesaling, please don't look at it until you fully move-in, wholesaling is another beast that is managed different and requires a lot of partnership, relationship and local knowledge.Let me know if I can be helpful in anything else.

At this point you would be the owner and thus responsible for managing the property yourself or hiring a property manager to get the property rented (if it isn't already).Then after an agreed upon period of time (probably after your collection falls off and your credit score improves), then you can refinance the loan with another lender (like a bank, credit union, or HML) and payoff your family member.Thank you so much for your reply!
