tenant intiially voiced they wanted to stay at least 4 years due to the school district before signing. we are almost through year one with them, and will need to restructure our lease in a few months. they have been fine tenants.i was thinking about incentivizing it, but want some expert opinions. they currently pay 2795 a month, but a total of 2863 with the property mangement fees( pet and "convenience" fees) but we are getting rid of our property mangement company and doing it ourselves. trying to think of the best way to pitch thisso what i was thinking was:2863 for 3 years ( it would stay flat for 3 years)2925 for 2 years (flat for 2)2975 for 1 yearthoughts?

Maybe in a chapter 11 you can restructure but that's not for consumer debt.

Know your options if you need to restructure as an unfurnished purchase, or if it's furnished and you need a seller concession to make it work.

My attorney restructured my LLC into a Series LLC to provide better anonymity and legal protection. 

I thought I would be near this place since I started, but haven't quite reached it so I am at a point of restructuring my strategy to make it more effective.

I started with the right attorney but had the wrong CPA, in my first 2 years the CPA undid half the things the attorney had set up for me and now, several years later I have a better CPA and I'm having to restructure my entities very similar to the way the attorney originally planned.

And I do believe this industry needs restructuration in term of the length of financing being offered, maybe by 2033 there is no more lending offering 5 years loan, everyone is offering 15 years loan for CRE.

I can re-structure my LLC to have more protection.I do have two rentals that I managed myself and have 2 million umbrella insurance.

They may be forced to re-structure and pay creditors something...or not, but still they need to feel some pain for this.I would pay an attorney to send them a letter first.
