Less debt, more cash and a better credit score have a very high success rate. when I did my sub to in earnest was pre 2007 when it was legal to rescue someone from foreclosure and then rent back to them.. it is no longer legal in OR or WA to do that..

It absolutely is going to trickle down to smaller syndicators.We have spoken with several on rescue funding but have not done anything because the terms were not close to the level of risk involved.This is just my opinion, but I have spoken to a lot of lenders and other sponsors.

I would be curious to see over the past few years how many guests are still "crushing it" because we are seeing a lot of investors who started post 2018 needing rescue funding for deals which I can attest too was strictly lack of experience in understanding basic accounting, financing and real estate management.
