Eventually, you will see a property pop up that is an outlier in your favor, and you will be the only person who knows that market so well as to be able to strike quickly.The 1% rule had a value at one point, maybe as a screening tool, but it could never compete with the specialist who has done the reps.This is spot on.

We run, at the very minimum, prelim title work and avoided anything that even remotely looked like it could be too large of a roadblock.We lost money once, very very early on by trying to scale by using a component servicer (we had a legal servicer, but this was a workout specialist) who was NOT functioning in our best interest at all.

The potential for a loan call is higher and higher with sub to the more parties you involve if that makes sense.Trying to take down four homes sub to and then do remodels to them all, and then list them on short-term rental sites, and get full permitting and ok for not just the STR, but for your renovations and all prior renovations maybe done without a permit, while on subto, sounds like a pretty big mess to me.I would consult with a sub to specialist and prepare for the potential of having all the loans called at some point.
