Sometimes the reason(s) lies outside of rational or logic. 

We are humans and everything does not have to be rational at all times.  

I feel Hard money lenders are more logic based and rational people.

I never recommend out-of-state investors buy anything for less than about $55-75k all-in or, generally, it will be in an area that has a mediocre tenant pool with high turnover and bad turns when they leave; the price to rent ration doesn't matter when these items eat up your profit year after year.For multis, it's a little different, but I typically ask them to focus on units that rent for about $500-550 minimum to have an easy time managing them and finding quality tenants. 

I heard about DSCR loan where it looks at the property rental income to purchase value ration and not your credit history.

Let me explain my thoughts...The reason I buy communities and the reason I deal with Berkadia on my debt instead of a local bank is that both the asset and the process are more institutional, rational, and efficient.

They want this ration to be 1.1 or higher typically.

I don't think any rational human being is expecting smart decisions to come from the Minneapolis government.

I would let them out, especially when they pull the "children" card, as there is no further rational conversation to be had.Certainly, some folks are more sensitive than others to "normal" molds, but overall it is way overblown.

There isn't any point in trying to rationalize a tenant's actions or in trying to pin it on the fact that he's from the Middle East.
