Also had a random thought how it’s interesting that these laws are getting passed by the state and they seem to magically get altered in the subsequent years in very significant ways.

I would be able to manage the finances, marketing and showings even while working but maybe not attend to the small stuff such as getting a random call to fix something stupid at 3pm when I'm 6 hours out of town or on my 30th day of night shift 12s. 

I would run away quickly with folks that's self-proclaiming like that.Sorry guys, rather than investing in random syndication, better way to just buy 3/1 rental in Fremont next to his house, it's only $1.2 mil. 

it sounds like you're really eager to deploy a bunch of capital into supposedly cheaper markets, but you're not going to cash flow $500 on a random single family anywhere unless you are self-managing and super hands-on and prepared to deal with rough turnovers.  

I used to live there so I didn't just pick a random market.

It amazes me how much random transient travel it gets(bowling tournaments, pawn shop remodels, manufacturing employees, traveling photographers, etc). 

Not many people want to live with 5 random strangers while simultaneously sitting on milk cartons as chairs. 

The only random thought that come to my head was I Just thinking about lateral versus vertical scaling.

That is not luck, that is not random, that is suicide.So conclusion,  the people you are trying to skip trace (and pay money for to skip trace) are not just "a bad " audience.They are the worst possible audience.
