One of the biggest issues with 5% down loans is they are so attractive and change the value proposition for the building. 

I will just warn people that taking money from your HELOC as is a risky proposition.

As a side note: The membership fee is a fraction of the usual down payment required by traditional lenders - but that, of course, is the alternative to our proposition.
