Good Morning @Michael Tempel I looked into CoStar, is this only for commercial style properties?  

I know they used to sell a lot of their loans on Peer st.. now that Peer st is BK I suspect they are having to go pretty aggressively for private investors to back fill their orginations. 

It took me 5 or 6 years to find my first private lender.

Purchase price: $400,000 Cash invested: $20,000 Sale price: $620,000 Bought near a private university with the plan to live in it before renting it out.

We reached out to a private investigator and have had no luck.

We use a combination of HML and our private investor network.
