Websites that reduce screening down to a "score" always do a bad job, in my experience.

In neighborhoods that won't attract high credit score tenants, I've found that a stable job history with a MINIMUM of 1 year at current or previous job to be the best indicator of a great tenant. 

It is a full time job and not worth it unless seen as your main focus in my opinion.

You want to make sure the document you signed with them clearly spells out their job duties and responsibilities.

It’s absurd to pay someone who fails at thier job to correct thier problem.

I have been investing for years; stocks, options, bitcoin, real estate, and private lending and now I am getting out of all of it because my job is proving to have an infinitely higher return on time and it no longer makes financial sense to dump money into rentals. 

Issues such as noise complaints, cooking smells, parking disputes, and general nuisances become part of the landlord’s job to manage.

It seems easy, but is a tough job, and usually worth the 10% premium they ask.
