Having sold 90% in 2022 and gone to equities, I'm more gone out the exit tunnel than on the sidelines, but my prediction then to maybe start sniffing around again in '26 still seems about right to me. 

Instead of paying billable hours for every case, a salaried attorney could handle the same volume of work at a more predictable cost.Service Quality: I also see an opportunity to provide better service to ourselves and the owners we represent.

That's my prediction.

I think it's about the best time there is to outside of the past to invest and acquire properties.I just recently found an article by Julie Taylor from realtor.com that was posted December 10th that has some predictions on housing markets where "Home Sales Are Set to Soar" with Colorado Springs listed as number 1 with expected YoY sales increase of 27.1% and Denver expected to increase 13.6% YoY quoting Christine Dupont-Patz who is a real estate agent in the Denver area. 

@Ryan Fox - It's pretty unpredictable in my opinion, but I'm sure there are people way smarter than me that can better see/predict what's coming down the pike.  

STRs can bring great returns but are higher risk and more hands-on, like small-cap stocks, while long-term rentals are stable and predictable, like large-cap investments.

I predict Albany Park turns into the next Lincoln Square and gets even pricier.

This seasonal slowdown is typically predictable and manageable.But at the end of 2024, we saw that increase jump to over 10 days, pushing average DOM from 25-30 to over 40.

Lending and insurance are based on predictability and without question the frequency and size of losses will continue to eclipse prior records.

The human race has historically been poor at predicting future, so it's wise to prepare for multiple scenarios.Mortgage rates in 2025 may decrease slightly if inflation stabilizes and the Federal Reserve eases rates, though they are unlikely to return to pre-pandemic lows.
