Where comps come in to to compare "cap Rates"  (a measure of financial performance) of recent sales. 

I don't ever recommend selling a property unless (a) you want to move the income to another investment that will perform better, or (b) selling moves you closer to your goals.

Every year they will perform another evaluation to ensure you and the tenant complies.

We then export this data into an Excel spreadsheet to review metrics such as average occupancy, daily rates, and annual revenue for that specific property type and location.We'll also look at the top-performing properties in the area and analyze the amenities they offer, their location, proximity to attractions/beach etc.

For reference, we're heavily involved in the co-living space, which is an unorthodox strategy but can perform exceptionally well with the right property and systems in place.

Look up ideal existing performing properties, your "hero's" as it were, find out who own's it, and reach out to them. 

(aside from the 1 or 2 homes that have stunning overlook views).When building out your buy box, are you all using the averages, or are you basing your min/max on the cream of the crop listing revenues, even when there aren't clear reasons as to why they are performing so much better than others?

I find the sellers want some of the upside of the future performance and the deal will not work if you do not achieve a substantial portion of it.
