I am looking into a company right now that does rent guarantee insurance and also does in lieu of deposit will issue a bond that the tenant basically gets charged a monthly fee for.

So anyway one can pay the  20k and get some basic theoretical knowledge but one should be realistic this is a big cash up front business.. your not going to find consultants doing this work on the come.  100% agree.

We basically handled the appliances when the floors were done, removal of wall paper (I hope I never see any ever again, lol) repaired the walls, paint, hardware, installed new stairs and applied poly. 

If so, there are probably other people like you that would be interested in living there.If you are buying a single family home, almost any town/city will work.

I tell people all the time to think of any pic of a hotel room- 9 times out of 10 it’s nice professionally done but it is also boring.

I'm sure like anything there is a Pareto distribution in the results people get. 

You basically have high growth and low cash flow Columbus OR decent growth and solid cash flow of Cleveland, Dayton, and Cincinnati. 

Many people succumb to quick fix results.

Why else would so meany people be trying to help you for free?
