Additionally it can usually be a good idea especially if second level to have a tile floor where the washer and dryer are and have an in floor drain system.These items can be an upfront cost but can generally pale in comparison to a water leak event. 

Some models I've seen have things so far diluted (not to mention complex) that once the smoke clears, the returns pale.  

So even if Amazon, Apple, Google, Facebook have 22,000 employees in NYC, that pales compared to the number of jobs being located in smaller cities.

The cashflow pales in comparison to loan paydown and appreciation.

I like pale blues like that in bedrooms and bathrooms.

The number that succeed like the example you gave pale in comparison to the number that fail.

Given the likelihood of these new property taxes happening (if you read this thread, I haven't been wrong yet), I really wouldn't look at this as a non-event but instead as the beginning of a paradigm shift where Chicago property owners pay suburban tax rates but, at the same time, receive services that pale in comparison to the suburbs. 

That's what happens when your dad thinks an old ice cream pale is good enough for a paint bucket.
