The seller had the place for 10 years, in the beginning the tenant was 83 years old, figure the tenant would die in the few years, or move to a nursing home, never bothered to renew leases like 5% of $90, that he left it alone since he had 4 stores paying crazy market rents on the ground floor.

I recently saw someone turn around a three-family property there by targeting tenents like teachers and nurses.. stable professionals who value quality housing.

My husband and I both work full time- he’s a nurse and I’m a neuropsychologist.

Most of my renters are nurses, engineers, and tax payer funded employees (Government workers). 

My recommendation would be to look into hospitals nearby and try to market to them to be an option for traveling nurses also. 

Think contract nurses.  

They found that targeting traveling nurses and medical residents provided reliable income, especially with amenities like a washer/dryer and blackout curtains.. details that are often overlooked but highly valued.For STR potential, I’d suggest researching local tourism data.
